If you communities collectively manage a private road, you will benefit from more control including regulation of public access, controlled parking and enhanced security.

However, due to this increased level of control, residents or associated management companies are also obliged to ensure that these roads are routinely maintained and will need to fund major work such as resurfacing. Local authorities will not be held responsibility for private roads.

This means that if any compensation claims are made against the residents’ association or management company, these will need to be dealt with by them. For example, if your private road grants public right of way and a pothole causes damage to a member of the public’s car, they may make a claim directly against those responsible for maintaining the road.

With Private Roads Insurance, those responsible for managing private roads will benefit from public liability cover (with a choice of limits of indemnity) to cover the costs of legal costs and compensation fees in such a scenario.

If required, you cover can also include trustee’s indemnity cover to protect committee members and directors in their personal capacity. Employers Liability can also be included if you have any employees. Nearby field/woodland cover is also available.
