Tell Your Broker About ALL Contract Works

Contractors setting up scaffolding on a building

IMPORTANT NOTICE FOR TRUSTEES & PROPERTY STEWARDS

Early notification is a condition of your insurance policy

Planning ANY Building Works? Please Tell Us First

Whether it’s:

  • Repairs

  • Renovations

  • Extensions

  • Structural alterations

  • Work involving scaffolding

  • Any project carried out by a contractor

  • Any JCT contract

You must notify your broker before the works begin.

This is a condition of your policy and helps ensure your church remains fully protected.

Why Early Notification Matters

  • Your insurer must confirm whether the works can be covered

  • Larger projects may need specialist insurance

  • JCT contracts require us to check the correct insurance clause

  • If joint names cover is needed, arranging this can take time

  • Please speak to your contractor to confirm whether they already have appropriate cover in place, as this can often be the most cost effective way to insure the works, or whether you are required to arrange the cover yourself. If you do need to arrange cover, this must include both works cover and existing buildings cover. Please note that we cannot provide cover for the existing building in joint names on a standalone basis. However, we can continue to offer cover for buildings undergoing works where joint names are not required.

  • Projects over £500,000 (including VAT) often cannot be covered under a standard church policy

  • In many instances your existing policy can cover the works however depending on the circumstances we may be required to arrange stand-alone cover

Telling us early avoids delays, gaps in cover, and unexpected costs.

Scaffolding Reminder

If scaffolding is erected at any time:

Insurers apply a theft exclusion for external metal (e.g. lead, copper) while scaffolding is in place.
Please factor this into your planning and site security.

What We Need From You

  • Description of the works

  • Start and completion dates

  • Contract value (incl. VAT)

  • Contractor details & Public Liability insurance

  • JCT contract and insurance clause (if applicable)

Your contractor or architect can provide most of this information.
